Don’t Be Fooled by a High BER! What Every Buyer Needs to Know Before Signing Contracts

When you’re buying a property in Ireland, you’ll often see the BER (Building Energy Rating) Advisory Report front and centre. This report breaks down the energy efficiency of each part of the property—walls, floors, roof, windows, and doors—giving you a sense of how the home performs from an energy perspective.


But here’s a common mistake: many people assume that if a property scores well on its BER, every part of the building must be in great condition. That’s not the case.


Take windows, for example. The BER report might show that the windows are energy efficient (with a low u-value), but that doesn’t tell you anything about their actual condition. Windows could be poorly maintained, have broken seals, or be suffering from rot—all issues that energy ratings alone won’t reveal.


That’s why, even if you’re looking at an A or B rated home, it’s essential to have a Pre Purchase Structural Survey carried out before you sign contracts. The survey will highlight real-world issues—maintenance, structural problems, and anything else that could impact your investment or comfort.
